Colliers Belgium releases its 2023 first quarter office market review with an analysis of take-up, availability, rent, the investment market and key transactions.
Key insights of the report
2023 begins with a wait-and-see attitude in both the occupier and investment markets. Transaction activity is reducing as investor sentiment is affected by a combination of slowing global economic growth, rising debt costs and expected asset repricing. A pause in activity means that pricing evidence is insufficient, so it is important to analyse the fundamentals of the occupier market - rental growth, occupancy and environmental ratings.
Meanwhile, prime rents continue to move upwards, the occupancy rate in the secondary stock is increasing and environmental concerns are gaining in importance.
